Creating a new advert.

For creating a new advert you must be authenticated.

After authentication press “My account” button to access your account.

Press ”New advert” button from the menu on the left part of the screen.

STEP 1: Choose from the list the advert type - sell or rent - and the property type, i.e.: flat, house, office etc.

Push “Next” button. The two previous characteristics - advert type and property type - are saved and you are in the advert editing page.

Once saved, these two characteristics cannot be changed, and if you made a mistake you should retry the procedure with the right values.

STEP 2: editing the advert.

a. Location– in order to define the property position you can use the map and two pointers, a green one indicating the property location and a red one-for the panoramic image which is closest to the property position, named panorama pointer.

The property marker can be placed wherever on the map, while the panorama marker can stay only on a panorama point - see “ Panorama points and how to view a certain panoramic image ”.

For positioning the map in your point of interest, use the positioning system from the upper side of the page or move the map using the mouse - see “How to use the map". If the property marker has dissapeared from the visible part of the map after positioning it, you should click on the map and the marker will be in that position.

For determining the property exact position, click with the mouse on the property marker and move it on the right position or click on the map in the point you want to position it.

Once the property marker is modified, the panorama marker will be automatically positioned on the nearest available panoramic image. If the panoramic image on which the marker is postioned is not the one you wish, just click on the marker and move it on the point coresponding to the panorama you want to use. The panorama marker can be placed only on the panorama points inside in the blue circle appearing while you try to move it.

For choosing the right panorama and positioning the image in the wished position, you can use all the procedures described in ” Working with panoramic images ”.

If the area where you have positioned the green marker doesn't contain available panoramic images, the red marker will remain positioned on the same panorama marker as before moving the green pointer.

If you want to attach the chosen panoramic image to your advert you have to check the “Use panorama” box. If you don't want to use a panoramic image, leave the box empty and the advert will be saved without any attached panorama.

IMPORTANT!

Taking into account that the property searching sistem on the site uses its position on the map, it is recommanded to choose a position as close as possible to the real one, otherwise the property risks not to be found by the interested people.

You must also notice that the property position and its attached panoramic image cannot be changed after the advert was published.

b.The property address - informations that can be optionally filled by the user The address details can be totally or partially filled and don't influence the property position which will be chosen on the map in next step.

c. The web address– optional. The web address used to provide more informations about the property.

d.Price - obligatory field. It represents the property total price for selling. If it is a sale with VAT, the price must include VAT.

e. VAT box – checked if the price includes VAT.

f.In a building - obligatory field. The number of floors must be indicated (ex: B+G+6)

g.Last floor - Check this box if the property is at the last floor of the building.

h. Year built - Represents yhe year when the building was finished. If the building has a final term in the future (max 2 years), don't forget to check - “New project” box.

j.New project - Check this box if the property belongs to a recent finished project or to a project that is going to be finished in the next maximum 2 years.

k. Rooms – obligatory field. The number of the rooms exclusively dedicated for living. Do not include bathrooms, store-rooms, lumber-rooms and other similar spaces.

l. Bathrooms - Number of bathrooms and/or lavatories.

m. Parking places - Number of parking places belonging to the building, for which the owner has property or use right that can be transfered together with the sale or rent of the building.

n. The area of useful space of the property - obligatory field. The interior useful space of the property, usually measured in conformity with the cadastral plan.

o. Built area – The total area of the building, including its unuseful spaces, as interior and exterior walls etc.

It may also include sometimes the area of the common spaces belonging to the building.

p. Free land area – it represents the difference between the total area of the land and the land area occupied by the built on it buildings.

q. Land area - obligatory field - for land sale adverts. It represents the measured area of the land if the advert is for a land without buildings on it. If it refers to the land which belongs to a building, it represents the land sold with the building.

r. Street span - The length (in meters) of the property access side. If the land has more than one access sides, it will be the sum of the lengths.

s. Duration of the rent contract - filled if in the sell moment there exists a rent contract for that space. It represents the number of months this contract is still valid.

t. Height – The interior access height.

It is adviceable to fill as much advert characteristics as possible.

After filling the advert details press “Save” button and the advert will be saved in the “Drafts” list.

New adverts can be saved anytime, regardless of the filling status. All the characteristics for the second step of editing can be changed or completed anytime before publishing the advert.

In order to publish an advert from the "Drafts" adverts list, it must be a valid advert, namely to have all the obligatory fields filled.

If you want to save an advert without filling all the obligatory fields, after pressing “Save” button there will appear messages regarding the unfilled or wrong filled obligatory fields. You can fill them now or ignore the messages and come back later to fill them.

In the list of drafts, the valid adverts are white and the “Send to cart” button is active.

The invalid adverts are red and don't have the “Send to cart" button .

Adding photos

You can add an unlimited number of photos to your advert by following this procedure

1. Choose the advert from the list of drafts.

2. Click the “Details ” button and the advert will open in the viewing mode.

3. In the “Photo gallery ” section push “Access gallery” button and you'll be redirected in the photos administration page.

4. Press “Add photo” button from this page. It will appear a window which gives you the possibility to select the image you want by using the “Browse” button, then press “Upload”.

In this window the message “File saved successfully “ will appear when uploading will have been finished. For adding a new photo repete the procedure from the beginning. You may upload in this way all the photos you need.

5. After finishing uploading all the photos press “Close” button and wait for the uploaded photos to appear on the screen.

6. For each photo you may define characteristics and add a short description. Press then ”Save” successively for each photo.

Main photo - by assigning this characteristic to one of the uploaded photos, this one will be seen attached to your advert either in the adverts lists or in the preview of the property on the map.

Deleting photos.

If you wish to delete a photo, go in the photos administration page and push the ”Delete” button corresponding to the chosen photo.
