Viewing and searching for properties.

The actions of viewing and searching for published and visible properties on real.norc.pl website can be done by any user, regardless if he is authenticated or not. Still, some features of the web-site are accesible only for authenticated users.

Searching for properties

The main searching principle used on real.norc.pl web-site is that any property criterion (e.g. price, number of rooms, surface, property tipe) it`s applied exclusivley to the properties which are located in the visible area of the map.

This principle allows the user to define exactly the searching area by moving and/or zooming in or out the map, so the visible area of the map is matching as much as posible the users area of interest , see also "How to use the map".

Searching criteria

1. The main criterion

Taking into account the principle stated above, the main properties searching criterion is the visible area of the map.

All the others searching criteria will apply only to the properties located in the visible map area.

So, if the zoom level is modified or the map is moved in any direction, the number of the visible properties will be modified according to the new visible area of the map.

2. Secondary criteria.

The secondary searching criteria is represented by choosing the property type - Residential, Comercial or Lands and simultaneously the transaction type - Sales or Rent.

Available properties subtypes:

Residential – flats

flats in condominium

houses

Commercial – offices

commercial properties

industrial

Lands – lands

For each of these types and subtypes it has to be choosen also the transaction type - Sales or Rent.

Ex.:

At the first web-site access, the map is by default centered in Bucharest, with a zoom level which allows the whole city to be viewed, and the Residential and Sales criteria are also set by default .

All the three available subtypes included in Residential criterion are also already preset.

As a result, all the properties corresponding to these criteria will be displayed either on the map or in the list - the number of the properties is shown in the left side above the map.

IMPORTANT. It is possible that the number of the properties reported as visible on the web-site to be different by what the user can see on the map. This occures when, because of the small level of zoom and small distance between the properties, one property marker is "hiding" more than one properties. This properties become visible when the user is zooming in.

As a conclusion the number of properties reported as visible on the map will be always the same with the number of the properties which are visible in the list, but in the particular case of a low level zooming - it can be greater than the number of properties which the user can see on the map.

Let`s presume that the user is interested to rent a flat in Constanta`s central area.

To reach the desired results the user has to move the map so as to match the visible area of the map with his area of interest - central area of Constanta city - using the tools for map positioning.

Then he has to apply the searching criteria:

Property type is Residential - already preset by default:

Transaction type - he has to choose "For rent".

Property subtzpe - Flats - he has to uncheck the other two subtypes so only the desired subtype will be active.

Now in the visible area of the map and in the list it will be displayed only the properties which meet these criteria - flats to rent in the central area of Constanta - central area as it was defined by the user.

3. Detailed criteria

These criteria are specific for each property and transaction type and can be: property price, number of rooms, area, etc.

While the user applies these criteria, on the map and in the list will be displayed only the properties which meet the desired criteria.

It also has to be known that in the searching criteria interface, the user will see only those criteria that can be applied to the properties located in the visible area of the map.

Ex. If in the visible area of the map there are only properties with the price range between EUR 50.000 and 75.000, the user will see in the price criterion interface only this range and how many properties match, any other price range beeing invisible. So, the user will know from the begining which are the price ranges for the visible properties on the map. If the user modifies the visible area of the map, and in this area there are also properties with different price ranges, in the price criterion interface he will see also the new corresponding ranges and how many properties are available for each range in part.

4. Supplementary criteria.

This criteria class refers to exclusion criteria which can be chosen by checking the boxes positioned under the detailed criteria interface.

For example, the user can choose to see only properties with pictures and with parking places.

Other exclusion criteria can be: propeties with deductible VAT, only properties from new buildings, or only properties sold by owners.

5. More criteria available only for authenticated users.

For an authenticated user are available two more searching criteria :

only my adverts - if the user is checking this option, on the map it will be displayed only the adverts published by this user.

only the real estate agency adverts - when the user is checking this option on the map will be displayed all the adverts published by any user from this real estate agency.
